Understand your neighbourhood
You understand your neighbourhood better than anyone. Is your neighbourhood more family-oriented, young professionals or retirees? Knowing your target market can help both you and your realtor understand how to attract buyers to your home. It is always helpful to know how your home should be staged to attract these buyers too.
Decluttering
One word of advice on decluttering – don’t be afraid! Part of decluttering is depersonalizing your home so buyers can visualize themselves there. If your home is laden with collectibles now is your chance to pack them away. You want your home to appeal to everyone.
Remove one item
Less is more! Take a look at each room in your home. Try to remove at least one piece of furniture from each room if possible. You want your rooms to look spacious and not too cramped. Buyers will be checking out each room to visualize if their furniture will fit. Too many items and all visualization will get lost.
Repair problem areas
If you are missing light fixtures in the ceiling or closets are off their tracks, these are simple fixes to be made so you do not turn off any prospective buyers. Small improvements can go a long way! Sometimes just a coat of paint can give your home a much-needed facelift.
Update within your budget
We can’t all afford a new bathroom or kitchen but you can always do some renovations that are more budget friendly. Here are some ideas:
- Can’t afford new tiles – sometimes just re-grouting can help
- Add a new pendant light over your kitchen sink
- Strip your kitchen cabinets and re-stain or paint
- Add new knobs or pulls to cabinetry
- Replace toilet and vanity in bathroom
- Add fresh linens to bedroom
- Add new shower curtain and towels in the bathroom
