List any major repairs
It is essential to be very honest when you sell your home or it can cause problems later on, including losing a buyer in the long run. If your home has had a flood, foundation repair, etc., it should be noted along with any renovations you have done to correct these problems. Also, you can add photos of any renovations you made to upgrade your home. Take a minute to make a list to provide to your real estate team so they can include these improvements when appraising your home.
Don’t forget the little things
Nothing is more annoying than walking into a beautiful home and the kitchen tap is on a constant drip. Take a walk around your home and find any little fixes that may be an annoyance to your future buyers. Here are some items you may wish to check:
- Cupboards off track
- Doorbell is working
- New caulking around bathtub or windows
- Broken appliances
- Cracks in walls
Don’t just clean – deep clean!
If cleaning your home is just not your thing, hire a professional cleaner. There is nothing worse than a beautiful home that is dirty and not taken care of properly. If your home is not thoroughly cleaned it may leave the impression that the rest of the home may need some TLC.
List what you want to keep
Before you list with a real estate team, take a minute to walk around your home and decide what you want to keep. If you have an heirloom chandelier that you just love, take it down and replace it with another lighting fixture. Your real estate team will ask for any exclusions in the sale of your home. Make sure you have that list handy. If you forget anything it might be a sticky bargaining point for the sale of your home.
