Let’s talk about staging
It is very important to communicate with your real estate team. We can give you important information on home staging, especially if this is new to you. We understand you still need to live in your home and we can discuss what best suits you and also what we need to do to stage your home to perfection.
We can talk to you about how long you may need to prepare your home, when you want to list, how we will price your home, and what homes have sold for in your neighbourhood.
What should I declutter?
Take pictures of each room. Look at each photo to see what may be removed or moved to another area or packed away. It is sometimes easier when you have a critical look at a picture to see if the room is too cluttered. Move excess furniture in your main floor rooms to the garage, storage facility or shed and try to create more space. Let’s face it space sells!
You need to detach from certain items and look through the buyer’s eyes. Too many pictures on the wall or high furniture in the dining room can detract from the beauty of your home. You want to walk into a room and be able to see the total room and not be distracted by large chandeliers or too much furniture.

What can you do?
Let your friends and family know that you are selling. The more people that know, the faster your home will sell!
- If your home has not been painted in a few years, you will need to paint throughout in a neutral décor.
- Create curb appeal – this is the first glance at your home – the exterior.
- Talk to your real estate team about showings (best times to show your home and how much notice you need)
- Store your valuables in a safe place
- Address any rooms that are awkward (e.g. bedroom used as storage only) and talk to our team on how you can stage these spaces
- Air out your house to avoid any strong smells
- Put away pet items during any showings
