In a hot market, a home inspection is often waived to close the deal. Inspections can help you save costly repairs in the future. So, what do you do? First, rely on your real estate team to negotiate on your behalf and find out any information they can about the home. You may need to decide whether you think you need an inspection or if you will waive it so that you get the sale and feel comfortable with your choice. If you don’t feel comfortable, walk away, we will find the right home for you.
Budget Restrictions
It is easy to get excited and get involved in a price war to get that home you fell in love with. Try to keep your emotions in check as everyone has a specific budget in mind. Your mortgage lender will give you the mortgage amount you can afford, which includes the down payment. Many sellers want to know that you have pre-approval for a certain amount of mortgage especially if there are numerous offers on the table.
Timeline
Closing dates on homes for sale can be a key negotiating tool, sometimes not. If you are willing to be more amenable to the date the seller wants, this sometimes can be more desirable than monetary gains for the seller. If a seller has a specific date that is non-negotiable, you may have to go with the desired date to secure the home.
