Working from home can be a bonus! Whether you provide professional business services, own a craft business or run a daycare it can be a bit tricky to organize your space when you decide to sell your home. Our Anne Winch Ottawa Real Estate and Staging Team can help you organize and stage this space with the following suggestions.

LOCATION:

When your office is in your home it is important to decide how you can organize this space.

In a den:

  • Keep your desk clutter free.
  • File important or sensitive client information in a filing cabinet or safe.
  • Make sure the placement of furniture allows for buyers to walk through the room with ease.
  • Less is best when it comes to items in your office.

In a bedroom:

If your home office is using one of the bedrooms you are going to list with your home, you may want to think about:

  • Reverting your office space back into a bedroom.
  • It is much easier for clients to understand the placement of furniture if it looks like a bedroom.
  • If your present office has a large desk, table and chairs for clients, etc. it will not give the impression this is a bedroom.

If you cannot revert your home office back into a bedroom, you may wish to:

  • Minimize the amount of furniture you have. If possible, use comfy home furniture.
  • If you can get away with a smaller desk and move any tables or chairs out of the room, it will look less like an office.
  • Store your filing cabinet in the closet and store papers, computer material and other office material on shelving or in boxes in the closet.
  • Add some plants and meaningful artwork on the walls to give the impression it is a bedroom.

In your downstairs recreation room:

If you run a daycare or craft business in your home:

  • Your first order of business is to make sure it is organized and not messy.
  • Incorporate shelving and colourful baskets or boxes to contain toys, crayons, paper, etc. that can be quickly stored.
  • Store large toys or structures in a shed when you have showings.
  • Store craft items in large bins that you can access easily and also store quickly.
  • Add a personal space in your area, so it can also be visualized as a relaxing place to retreat and not look like a daycare or craft area.
