Nothing is more important than those first online photographs of your home. As more and more buyers are going online to view homes for sale, we want your home to “smile” in your listing. When it comes to taking pictures of your home, we leave that to our professional photographer so you can rest assured we will have the best pictures of your home. We also market your home through various social media channels to make sure your home is well represented.
After our Anne Winch Real Estate Team does our home staging “magic”, we ask our professional photographer to take amazing pictures so buyers get the best view of your home online. During the past year, some houses have been bought specifically through an online listing, so it is so important to put your best foot forward!
Here is how you can help:
Curb appeal
First impressions are very important. If you have a weathered front door or untidy gardens – that is your buyer’s first impression. Buyers look online mostly for homes for sale, but others can simply drive by to see what is for sale in a specific neighborhood. You only have a few seconds to make a memorable impression. That is why it is important to get at some of those tasks that may have been forgotten over time but need to be done.
Declutter the kitchen
Everything shows up in pictures. You want the buyer to see your cupboards, counters, and appliances. Make sure you declutter items from your countertops. Keep only a couple of things on your counters like an espresso/coffeemaker and a blender. Too many items on the countertops can easily distract your buyer when viewing online.
Lighting
Take down dark drapes and replace them with airy sheers or light-coloured drapes. Hang your drapes high and wide and push your window coverings to the side. Let the light in from windows and have lights on throughout the house. Photographers like lots of light to get the best pictures.
Tidy up!
Before the photographer comes into your home, make sure:
- Hallways are clear of shoes
- Fridges are clear of artwork or other items
- Bathrooms are clear of hygiene products like toothbrushes, toothpaste, etc.
- Beds are made and laundry hampers are not visible
- Put away pet items like food or water dishes, toys or litter
