Should You Bail on Your Home Inspection?
Here are some scenarios where you may decide on getting a home inspection or not. Whether you decide this is for you or not, get the facts before you make any decisions on the purchase of your property.

You are suddenly in the situation of putting a bid on a house when you hear that there are multiple offers coming in. What do you do? Should you bail on the house inspection?
In this case you may be tempted to forego the inspection to make sure you win the bid. You are really taking a gamble if you decide to do this. Instead, you may wish to shorten the time for the inspection to within 2-3 days especially if you know the seller wants to close quickly and you agreeable to the same closing date. This will definitely go in your favour.
The Seller Offers Their Own Inspection Report
In this case you are entirely dependent on what inspection was done. The home inspection may not be as thorough or as objective. All the disclosures may not be there. The ball is in your court to agree and have a walkabout with the house inspector at a cost to you, or you may just feel more comfortable having your own home inspection done and know the inspector is working for you.
Skipping the Home Inspection
If you skip the inspection altogether then the onus is on you if any problems arise after the purchase of the property. You will have to sign off that you agree to “no house inspection” in your buyer agreement and you will have no recourse if major problems arise.
What Can a Home Inspector Find?
Here are some typical areas that home inspection can find for you:

  • Electrical – wiring may be aluminum or live wires may be hidden to you
  • Roofing – making sure no leaks, insect damage or rot
  • Moisture/mold – structural damage and drainage away from the foundation
  • Heating /cooling – making sure the furnace and air conditioning are properly installed and maintained
  • Insulation – adequate insulation is available in attic and if there is vermiculite and possibly asbestos
  • Overall maintenance of the home – including cracks in foundation and separation in windows and doors which can mean possibility of mold and mildew

Overall, the decision is yours whether you want home inspection or not. With a home inspection often costing in the area of $400-$600 it may be a less expensive risk for you than finding major problems down the road.
