Purchasing an older home can inspire you with its good bones and a different appeal than cookie-cutter homes. You probably included a home inspection or septic inspection to make sure the home you are getting is sound. However, some older homes may not have the best wiring and that is why it is one of the most important inspections you can get for a more mature house. You want everything to be in good working order.

Our Anne Winch Ottawa Real Estate and Staging Team have put together some reasons why it is important to have an electrical inspection – whether you are buying or selling your home.

  • Electrical wiring can need more than just a quick visual inspection for the safety of your family. With the chance of electrical shock and faulty wiring, it is always good practice to have an electrician give your wiring a thorough inspection.
  • Electrical fires in homes cause many deaths each year and millions of dollars in property damage. Electrical fires are the 3rd most cause of residential fires each year. Electrical fixes by an experienced electrician is an easy way to have peace of mind also.
  • Check with your home insurance company. You may find that your home insurer will not cover damage to your property if your home has older wiring or is not up to code.
  • Get your home’s wiring system inspected before you do any renovations. You want any renovations you may be doing to be supported by your home’s present electrical wiring. If your home is over 30 years old, you may want to get your electrical system upgraded before you start.
  • Another reason you may want to have your wiring inspected is older wiring can cause problems that may impact your electrical bill. If you find your electrical bill is higher as time goes on, this may signal a problem.

If your wiring is not up to code not only will your home sit on the market longer, buyers will walk away from any purchase. It is easier to have a professional electrician come in and upgrade your wiring. This is an expense that you will want to look into before you put your home on the market. It will be a good return on investment and will attract more buyers to your home.
