Sometimes we have to get down to business about why your home is not selling. It is not always an easy job to tell a seller that they may have issues that turn-off buyers from buying your home. Nobody wants to hear that their home may have some problems but if we want to be frank our job is to sell your home. Here are some issues our Anne Winch Real Estate Team wishes to share:

Odors

Buyers can be turned off by odors in your home. Let’s face it everyone has odors in their homes but some can be a little overwhelming. Such as:

  • Pet odors
  • Cooking odors
  • Smoking odors

If you have odors in your home, you will need to get rid of them before you begin to show your home. Open your windows, have your carpets cleaned and try not to cook anything with strong odors before any open house or showing. Just odors can have a potential buyer darting for the door.

Pet damage

If you have any damage done by your pets such as stained carpets or chewed up baseboards or stairs, you need to fix these problems before you show your home. Also, make sure your pets are not in the home while you have a showing or open house. Some buyers have allergies or fear of animals that would make them vacate the premises quickly.

Clutter

Buyers like to walk into a home that is reduced in clutter. First of all, buyers are able to view all the features of a home to its potential.

  • Clutter can cause anxiety and claustrophobia for some people
  • An overabundance of possessions gives the visual cue that there is a lack of storage to buyers
  • Clutter can obscure the size of rooms and buyers cannot visualize their furniture in your home

Colour scheme

You may have created your home with a unique colour design consisting of bold colours. Not everyone likes bold colours in their homes. Make sure your home is painted with more neutral décor. Declutter personal items and pictures so the buyer can visualize living in the home.

Bad home improvements

Not everyone is Mike Holmes. If you have done home improvements that don’t make the mark this can be a hindrance in selling your home. You may have liked pink tile in the kitchen but perhaps the next owner may not appreciate this colour choice. If you know that you are not good at home improvements, it is best to leave it with a professional, especially if you are selling in the near future.
