Often when we purchase a home, there is more concern about the look of the home. We don’t ask a lot of questions at a home showing.
Why is this home for sale?
This question can give you a background on the home. You can also find out if there have been any offers, if they were not accepted why weren’t they accepted.
Demographics:
It is extremely important to find out about the neighbourhood where you are interested in purchasing a home. Are you looking for an active neighbourhood or a quiet location? Are you going to be happy living in this home? Here are some things to ask:
- What price have other homes sold for in the neighbourhood?
- What schools are in the area (elementary or high schools)?
- What are the age demographics of the area?
- Who lives next door (young professionals, young families, or retirees)?
- Are there many children in the area?
Information about the property:
Just walking through a home does not always give you the complete history of the house. You need to ask a few questions to inform yourself also.
- Has there ever been water in the basement?
- What is the average cost of the utilities and property tax?
- What improvements or renovations have been made?
- When are the sellers looking to close?
Contingencies
Will the seller accept that you have to sell your home first? Will they accept specific financing? Are they OK with inspections? All these questions need to be asked especially if you are thinking of putting an offer on the home.
Lifestyle:
Is it important for you to walk, cycle or bus to work? Are there trails or buses directly to your place of business? Here are some questions you may want to ask.
- What buses go downtown? Are there any express buses?
- How long have the owners lived here?
- Why is/are the seller(s) moving?
- Is there much crime in the area?
