It is very important to get your home ready when you sell. It can be hard to get everything done, declutter, paint, and clean your home. Have you ever thought about what your home looks like through the eyes of a buyer? It is not easy to look objectively at our homes, but it is necessary!

Detachment

Completely detach yourself from your home. This can be hard to do because you know everything about the home. You know how things look and function. This can cause you to overlook faults that may result in you having problems selling your home. Part of the detachment process is considering your home a commodity.

  • Try arriving at your home, turn into the driveway and take a critical view of your home.
  • Walk the entire property and take outside pictures just like a buyer perhaps would.
  • Enter the property and take pictures throughout, walking like a buyer would into your home.
  • Enter each room and take a “glimpse” photo just as you enter.

How to package the deal

You want to create as many visual moments as possible to make the buyer want your home. For example, when a buyer enters your home, they will note if your mailbox is old, if you need a new front door or if you have created a beautiful entrance. You want the first steps for the buyer to be impressed!

Visual moments will create an emotion that will increase your chances of the buyer putting in an offer, as they can visualize living in your home. The better impressions you make in the home the better chance your buyers will linger longer to take everything in.

Create vignettes

A vignette or a small cluster of décor can be memorable. Include books, flowers or sculptures on a coffee table or dresser that tells a story.

Staging

Home staging can change the look of your home by adding precisely staged furniture and accessories to make it look its best. The photos of staged homes are the first glance a buyer will see and often is the reason you will receive more showings and offers.

Curb appeal

The exterior of your home is your buyer’s first sneak peek of your home. Curb appeal is very important. The colour of your exterior is what often draws people to your home. The first impression whether it is in your online photos or buyers just driving through the neighbourhood to your home is so important. It just takes seconds for opinions to be made. Often as sellers, we overlook the exterior and concentrate so much on the interior of our homes. Staging a home is done in both places – the interior and exterior.
